Look at it often, and write it down

Corrosion and rot do not announce themselves. A lift cable frays strand by strand, a piling softens from the inside, and a seawall cap cracks a little further each season — none of it visible from a photograph taken once a year.

Frequent inspection changes the economics entirely. Caught early, these are parts and labour. Caught late, they are permits, barges and structural work, and permits alone can run to months before anyone starts.

Documentation is the other half, and it matters most after a storm. Photographs of condition before and immediately after are what turn an insurance conversation from an argument into a claim.
